UPDATES 5/19/03: After we bought the house, we decided to take out the carpet d ownstairs and put in hardwood floors. This also meant raising the sunken living room to be level with the dining room/ entryway. When the contractor took off the baseboards, he discovered dry rot--water had been leaking through the ou tside wall. The wall had to be removed and redone on the outside and new sheetrock had to be put in in the inside.
